A leaking commercial roof is a business problem, not just a maintenance one. Stock, equipment, tenants and staff are all underneath it, and the roof usually cannot simply be closed for a week while it is repaired.
What makes a commercial roof different
Commercial roofs are larger, flatter, and carry far more equipment than domestic ones. Air-conditioning plant, extractors, vents, solar panels, masts and cable runs all penetrate the covering, and every one of them is a potential leak. On a large roof there are dozens of them.
They are also usually low-pitch or flat, which means they rely on waterproofing and on drainage working properly rather than on a steep slope shedding water. A blocked outlet on a large flat roof can pond a considerable volume of water.
Then there is the access question. On a big roof, the cost of simply getting to the leak is part of the job, and the difference between a roof that is walked occasionally and one that is walked daily shows in the membrane.
Working around the business
Commercial roof work has to account for what is happening underneath it. A warehouse cannot have stock exposed, a retailer cannot close the trading floor, and a body corporate has tenants and trustees to keep informed.
Where the roof can be worked in sections, it is. Where the work cannot be done safely over people or stock, that is established before the programme is agreed rather than discovered on the day.

Reactive repairs versus planned maintenance
Most commercial roofs are maintained reactively: something leaks, someone is called, the leak is patched, and the same roof leaks again the following season. Over a few years that pattern usually costs more than a planned programme would have.
A condition inspection establishes what state the roof is actually in across its whole area, including the parts nobody looks at. From there, repairs, waterproofing and eventual re-roofing can be budgeted instead of discovered.

When a commercial covering has reached the end of its life, the decision is usually a financial one: continue repairing, or re-roof and stop the recurring cost.
