How long should roof waterproofing last?

It depends on the system, the substrate and how much sun and standing water the roof sees. Highveld UV ages membranes faster than coastal conditions, and a flat roof that does not drain properly will shorten the life of any system. The honest answer for a specific roof comes from looking at it.

Is liquid rubber better than torch-on?

Neither is universally better. Torch-on sheet membranes suit large open areas with few details. Liquid-applied systems suit roofs with awkward shapes, many penetrations and complex upstands, because they can be built up around details that a sheet cannot follow. The roof decides.

Can you waterproof over existing waterproofing?

Sometimes, if the existing system is still bonded and sound. If it has blistered, lifted or perished, it is removed first, because applying a new system over a failing one simply transfers the failure upward.

Why waterproofing fails

Waterproofing does not last forever, and South African conditions are hard on it. Strong UV at the Highveld altitude ages membranes and coatings faster than owners expect, the temperature swing between a hot day and a cold night works on every joint, and standing water on a flat roof will find any weakness given enough time.

Most failures happen at the details rather than in the middle of a sheet: the parapet junction, the outlet, the upstand, the penetration, and the edge where the membrane is terminated. That is why a waterproofing repair that only covers the flat area in the middle usually fails again at the same place.

Damage above a waterproofed roof matters too. Foot traffic during other work, a dropped tool, or sheeting and tiles that have moved can puncture or lift a membrane that was otherwise sound.

What the work involves

The area is prepared first, because no waterproofing system will bond to a wet, dusty or loose surface. Loose material is removed, the substrate is dried and cleaned, and any crack or hollow is dealt with before the system goes down.

Torch-on systems are heat-applied in overlapping layers and dressed up and over the upstands. Liquid-applied systems are built up in coats, which makes them well suited to roofs with awkward shapes, many penetrations or details that a sheet membrane cannot follow.

The right choice depends on the roof, the substrate and how the water drains — not on which product is cheapest on the day.

Waterproofing or a new roof?

Waterproofing is the right answer when the structure and covering underneath it are sound. It is the wrong answer when the substrate is failing, because a new membrane over a roof that is still moving will not last.

Where a flat roof has failed repeatedly, the honest options are often to renew the waterproofing properly, or to replace the covering itself. We will explain which applies rather than quoting for the cheaper job and leaving you with the same leak next season.

When a repair is not enough: full re-roofing

Not every roof can be saved with a repair, and pretending otherwise wastes your money. If the covering has gone porous, the sheeting has rusted through, the battens have rotted, or the same area has been repaired repeatedly, the roof has reached the end of its service life.

We arrange the whole job when that happens: strip and dispose of the old covering, replace damaged timber, battens and underlay, and install the new roof in tile, slate, IBR or corrugated sheeting, with new flashings and gutters where they are needed. If a repair will genuinely hold, we would rather do that and say so.
