A flat roof is a waterproofing job, not a covering job. It has no fall to shed water quickly, so anything that stands on it is working on the waterproofing from above while the sun works on it from below.

Why flat roofs leak

A flat roof relies on its waterproofing entirely. There is no pitch to move water off quickly, so any water that stands is in contact with the membrane until it drains or evaporates — and in South Africa the same membrane is being aged from above by strong UV and worked by the daily temperature swing.

The first cause is ponding. Roof falls settle over the years, or were never steep enough, and water stands in the low spots. Standing water finds every weakness, and it also carries debris that blocks the outlets and makes the ponding worse.

The second is the details. Most flat roof leaks start at the edge, the upstand, the parapet junction, the outlet or a penetration, because those are where the waterproofing is terminated, dressed or interrupted. A repair that covers only the open area in the middle often misses the actual entry point.

The third is damage from above: foot traffic during unrelated work, a dropped tool, or equipment installed on the roof without protecting the membrane.

What flat roof repair involves

The entry point is established first, because on a flat roof the leak is frequently at the perimeter while the water appears in the middle of the ceiling below. Water travels across the top of the slab or through the slab itself.

Where the waterproofing is failing in one area, that area can be repaired. Where it has reached the end of its life across the roof, renewing the system is the honest answer, and the drainage should be corrected at the same time so the new system is not immediately standing in water.

  • Failed waterproofing repaired locally or renewed across the roof

Repair or replace a flat roof

If the slab or deck underneath is sound, the waterproofing can be renewed and the roof given another full service life. If the deck has failed, or the roof has been re-waterproofed repeatedly with the same result, replacing the covering and correcting the fall is the better long-term answer.

The distinction matters financially, and it is worth establishing before the work is quoted rather than after.

When a repair is not enough: full re-roofing

Not every roof can be saved with a repair, and pretending otherwise wastes your money. If the covering has gone porous, the sheeting has rusted through, the battens have rotted, or the same area has been repaired repeatedly, the roof has reached the end of its service life.

We arrange the whole job when that happens: strip and dispose of the old covering, replace damaged timber, battens and underlay, and install the new roof in tile, slate, IBR or corrugated sheeting, with new flashings and gutters where they are needed. If a repair will genuinely hold, we would rather do that and say so.
