A roof leak is rarely where it looks. Water enters at a flashing, a cracked tile or a failed joint, travels along a batten or a beam, and appears on a ceiling metres away. That is why we trace the leak before quoting the repair.
What actually causes a roof leak
Roofs leak at the weak points, and the weak points are almost always the same handful: where two materials meet, where something penetrates the covering, and where water is allowed to sit instead of running off.
On a tiled roof the usual causes are cracked or porous tiles, ridge and valley mortar that has crumbled, and flashings at chimneys and wall junctions. On metal sheeting it is failed fixings, lifted laps, leaking seams and rust that has gone through the sheet. On flat roofs it is standing water and waterproofing that has reached the end of its life.
Gutters and valleys cause more leaks than most owners realise. When they block, water has nowhere to go, so it backs up under the covering and travels inside the roof structure. The roof covering itself can be perfectly sound while the leak continues.
That is why the first job is not repairing anything. It is working out which of those is happening on your roof, because the repair for each is completely different.
What the repair involves
Once the entry point is identified, the repair is usually straightforward: replace the failed tiles or sheeting, renew the flashing or the seal, repoint the ridge, clear and repair the drainage, or renew the waterproofing on a flat section.
Where a leak has caused interior damage as well, the roof is fixed first. There is no point repairing a ceiling while water is still coming in above it.

- Blocked valleys and gutters are cleared so water leaves the roof
- Interior damage is left until the roof above it is watertight
When a repair is not enough: full re-roofing
Not every roof can be saved with a repair, and pretending otherwise wastes your money. If the covering has gone porous, the sheeting has rusted through, the battens have rotted, or the same area has been repaired repeatedly, the roof has reached the end of its service life.
We arrange the whole job when that happens: strip and dispose of the old covering, replace damaged timber, battens and underlay, and install the new roof in tile, slate, IBR or corrugated sheeting, with new flashings and gutters where they are needed. If a repair will genuinely hold, we would rather do that and say so.
A leak that keeps coming back
If the same spot has been repaired more than twice, the problem is not the spot. Either the original repair treated the symptom rather than the cause, or too little of the roof is left to repair.
We would rather tell you which of those it is than charge you for a third patch that fails in the next storm.
