When water is pouring into a room, the priority is stopping it rather than diagnosing it perfectly. Report the emergency, rate how bad it is, and genuine emergencies are placed ahead of every standard booking.
How the emergency queue works
Every report is rated for urgency on a scale of 1 to 10. Ratings of 7 to 10 are treated as genuine emergencies, and those reports go into the emergency queue and are prioritised ahead of standard bookings.
Ratings of 1 to 6 are not emergencies, even when they are urgent. For those, Priority Booking is available: a scheduling and dispatch fee from R1,000 that moves the job ahead by one place in the standard queue and secures the next available non-emergency appointment. It is charged only after we confirm that a priority slot is available.
The order never reverses. A paid priority booking cannot move ahead of a genuine 7/10 to 10/10 emergency. If your roof has blown off, you should not be queued behind someone who paid to skip a wait.
What to do while you wait
Stop the water doing more damage, and stay safe doing it. Do not climb onto a wet or wind-damaged roof — loose sheeting and brittle tiles fail without warning, and a fall is a far worse problem than a leak.
Inside the property, move furniture and electronics clear of the leak, put buckets down, and if water is anywhere near light fittings or a distribution board, treat it as an electrical risk and keep clear of it.
- Do not go onto the roof in wind or while it is wet
- Move furniture, rugs and electronics out of the way
- If a ceiling bulges, clear the room below it
- Keep away from light fittings and DB boards that water is reaching
- Photograph the damage for insurance before anything is moved back
- Report the leak with your city, suburb and photos
What happens when the roof is assessed
An emergency repair is about making the property watertight and stopping the damage, which is not always the same as the permanent repair. Sometimes the covering is made safe on the day and the full repair follows once conditions allow.
Roof work in high wind or while it is raining is not work that can be rushed. If the job genuinely cannot be done safely at that moment, you will be told, and the roof will be secured as far as it can be in the conditions.
When a repair is not enough: full re-roofing
Not every roof can be saved with a repair, and pretending otherwise wastes your money. If the covering has gone porous, the sheeting has rusted through, the battens have rotted, or the same area has been repaired repeatedly, the roof has reached the end of its service life.
We arrange the whole job when that happens: strip and dispose of the old covering, replace damaged timber, battens and underlay, and install the new roof in tile, slate, IBR or corrugated sheeting, with new flashings and gutters where they are needed. If a repair will genuinely hold, we would rather do that and say so.
What counts as a roof emergency
Water Pouring Into A Room
Water coming through a ceiling in volume, running down walls or spreading across a floor.
A Ceiling That Is Bulging
A sagging or bulging ceiling board holding water, which can come down without warning.
Roof Covering Blown Loose
Sheeting or tiles lifted or removed by wind, leaving the roof structure exposed to the next rain.
Storm Damage
Hail, wind or falling debris that has opened the roof up during or just after a storm.
Several Rooms Leaking
Multiple leaks at once, which usually means a failed junction or a widespread covering failure.
Water Near Electrical Fittings
Water reaching light fittings, DB boards or wiring, which needs to be treated as urgent.
A Leak Getting Rapidly Worse
A leak that was a drip this morning and is a stream tonight.
Exposed Roof After Damage
A hole or open section that will let the next rain straight into the property.
Flat Roof Flooding
Standing water on a flat roof that is finding its way through the waterproofing.
