Roof repair costs vary because roofs vary. Two houses on the same street can need completely different work at completely different prices. This page explains what actually moves the number, so you can read a quote properly.
Why roof repair quotes vary so much
Two quotes for the same leak can differ by a factor of several, and it is usually not because one contractor is dishonest. It is usually because they are quoting for different things.
One may be quoting to seal a joint and hope. Another may be quoting to replace the failed flashing and rebuild the junction so it lasts. A third may have found a second problem the first two missed. The cheap quote is only cheaper if it solves the problem.
The other common source of variation is what has been left out. Disposal of the old material, replacing battens or underlay found to be rotten once the covering is off, scaffold or safety access, and making good afterwards are all easy to leave off a quote and expensive to discover later.
How to read a roof repair quote
A quote worth comparing says what is being repaired, why, and what happens if more is found once the covering is open. Roofing is one of those trades where you cannot always see the extent until you start, so the honest quotes say so.
- What the cause is stated to be, not just what is being sealed
- What is included: materials, labour, access, disposal
- Whether replacing rotten battens, purlins or underlay is included or extra
- Whether the price is fixed or subject to what is found once open
- Whether making good and interior damage are in scope
- How long the repair is expected to last, and under what conditions
- What happens if the leak returns in the same place
When repairing costs more than it saves
A single repair is almost always cheaper than a re-roof, and it is the right answer for most leaks. The calculation changes when repairs start repeating. If the same roof has been repaired three times in two or three years, the money spent has already gone a long way towards a new covering, and the leak is still there.
The same applies after severe hail, or on a coastal metal roof where the fixings have gone and the sheeting has rusted through. At that point the useful comparison is not "repair versus re-roof", it is "re-roof now versus repairing this roof every season until it is replaced anyway".
Costs and insurance claims
Storm, hail and impact damage is often insurable. Where that is the case, the condition of the roof recorded after the storm matters, because the link between the event and the damage is much easier to establish at the time than a season later.

What drives the cost of a roof repair
Access And Height
A steep, high or difficult-to-reach roof takes longer and needs more safety equipment than a low one.
Roof Type And Covering
Tile, slate, IBR, corrugated, thatch and flat roofs are different jobs with different material and labour costs.
How Much Is Damaged
One cracked tile and a section of failed sheeting are not the same job, even though both are called a leak.
Whether The Cause Is Found
A leak that is properly traced costs less over time than a guessed repair that has to be redone.
Extent Of The Repair
Replacing a flashing, repointing a ridge and re-waterproofing a flat roof are different scopes entirely.
Interior Damage
Ceilings, insulation, cornices and paint are separate work from the roof itself.
Waterproofing Systems
Torch-on, liquid-applied and membrane systems differ in material cost and in how much preparation they need.
Re-Roof Versus Repair
A full re-roof is a much larger number, but so is repairing the same roof every season.
