Thatch does not fail like tile or metal. It fails at the ridge, at penetrations, and where the pitch has settled or the thatch has thinned. Water then spreads through the roof space long before it shows on a ceiling.
How a thatch roof leaks
A thatch roof sheds water through the depth of the material, not off its surface, so it fails differently from tile or sheeting. Water is absorbed at the top, travels down through the layers, and normally evaporates or drains before it reaches the inside. A leak starts when that balance is disturbed.
The ridge is the most common source. Ridge work takes the full force of wind and rain, and once the capping or the binding has deteriorated, water goes straight into the top of the thatch where it is hardest to dry.
Penetrations are the second. Chimneys, flues, vents and masts interrupt the thatch, and the flashing and sealing around them is where water gets past. Worn or compacted sections are the third: where the thatch has thinned, or the pitch has settled and no longer sheds water fast enough.
Because thatch holds water, a leak that has been running for a while has usually soaked a large area before it shows on a ceiling. By then the repair is bigger than the visible stain suggests.
Repair or rethatch
A localised leak at a ridge or a penetration is a repair. A roof that has thinned across its whole area, or where the pitch has settled and water is being absorbed faster than it can drain, needs rethatching rather than another patch.
The difference matters because patching a worn thatch roof repeatedly costs more over a few years than rethatching it once. The assessment says which one you are looking at.

Living under thatch
